Full Property Management Services

For this type of management, our fee is 10% of the monthly rental amount in addition to the leasing fee which is equivalent to one full month’s rent.

The services provided are:

  • Market property utilizing industry residential real estate marketing sites & resources
  • Screen applicants thoroughly
  • Review and Execute Rental Agreement as per Company Policies, DE Landlord Tenant Code and industry standards
  • Collect monthly rent
  • Monitor rent & fee payments and execute 5 Day Demand Notices if applicable
  • Handle all phone calls & email tenant communication
  • Coordinate and Conduct annual inspections
  • Execute Lease Renewals
  • Research rental market for industry standard rent rates
  • Coordinate and Dispatch maintenance repairs
  • Enforce compliance and residential local and state rental codes as required
  • Provide 24 hour emergency maintenance service and/or applicable dispatch
  • Handle all tenancy challenges and resolve problems
  • Provide initial Landlord Tenant representation in JP Court assigned
  • Execute Lock Out and Eviction as Per DE Landlord Tenant Code
  • Execute Writ of Possession in JP Court assigned as per DE Landlord Tenant Code
  • Execute Eviction inspection & lock change as per DE Landlord Tenant Code
  • Keep owner informed of all property activity
  • Prepare monthly financial statements
  • Provide information and documentation to owner for tax purposes and requirements
  • Pay bills on owner’s behalf (with the exception of mortgage)
  • Offer co-broke opportunities to other real estate companies
